11/7/2124 – When Does It Make Sense To Backdate a Life Insurance Policy?
Probably not. One thing you need to realize is that every illustration I run is exactly the same. That means no matter how much premium they are paying, or how old they are, or if they are male or female; the illustrations always result in about the same amount of Cash Value to Premium. Wondering how that can be? Sign up and watch! Blog Post
9/5/24 – I take medicines for diabetes. Should I be concerned with Underwriting?
You can substitute diabetic, overweight, or high blood pressure in this title. Over 75% of Americans are now overweight or obese. This will almost certainly impact your life insurance rating and cost you more in premium. I want to spend some time on a topic near and dear to me: reversing chronic disease. If you suffer any chronic condition, you will want to watch this session. Blog Post

In this session I show you how to combine both Term and Permanent Insurance to maximize cash value accumulation AND provide adequate death benefit protection. 11/2/2023 – Where do I keep my money between deals?

Do you keep it in the start market and risk losing a large percentage? In this video I’ll break down the trade-off between liquidity, returns and risk and show you why a Maximum Over-funded Life Insurance Policy may be the best place to keep your cash ready for deals. 9/7/2023 – How can your cash value grow when you “Take it out”?
The goal of this session is to explain how the cash value can still grow even when you “Borrow your Cash Value”. This is a key concept for investing in Real Estate with Life Insurance. This is one of the biggest misunderstandings of people who just don’t “get it.” What this means is that as long as they think they are taking their own money out, The Double Play concept will sound too good to be true. When we clear up this misunderstanding, The Double Play makes total sense. Read the Blog Post
7/6/2023 – Should you start a policy with one large lump sum premium?

1/5/2023 – What is Interest Rate Arbitrage?
In this webinar, I’m going to be talking about Interest Rate Arbitrage. This is important because I’ve mentioned the concept in many of my previous webinars, but I’ve never formally defined it. In this session, I’ll define Interest Rate Arbitrage and discuss how it is useful in life insurance. Then I’ll wrap things up with some examples. Watch on YouTube, Read the Blog Post
12/1/2022 – Life Insurance Retirement Plan vs Annuity for Retirement Income
The goal of this webinar is to show you why a Life Insurance Retirement Plan is superior to an Annuity for Retirement Income. Annuities are very easy to understand. Most people are familiar with them and know that they can provide guaranteed income for life. Not too many people know that Life Insurance can be used to provide retirement income. In this session we’ll take a look at both and I’ll explain the tangible (More income!) and intangible benefits of a LIRP.

10/6/2022 – How to Save a Lapsing Universal Life
In this webinar, I explain how you can save a policy that is heading toward lapsing due to insufficient cash to cover the mortality costs. This is important because many of you may know of a relative who bought a UL policy back in the 90s when interest rates were much higher. In an effort to minimize the cost of death benefit protection, many of these policies were under-funded thinking that those high interest rates would make up for less premium going into the policy. But as we know, rates continued to drop and most of these policies are drastically underfunded today. Anybody who purchased a policy during that era needs to take action to save their policy before its too late. Watch the YouTube Version, Read the Blog Post

9/1/2022 – How Soon Can I Borrow Against The Cash Value?
This is a question that I get asked very often so I thought I would put the answer out there in a short webinar. 8/4/2022 – Debt Payoff Strategies Using Life Insurance
In this session I’m going to take a look at using a maximum over-funded policy to pay down personal debts like credit cards, for example. This is another great application of The Double Play that people can use to clear their debts before they start investing. It is also important to emphasize that interest expense saved is every bit as valuable as interest earned. If you can pay down your high interest rate credit cards with low interest rate policy loans, you are pocketing the interest savings. Watch the YouTube Version, Read the Blog Post
7/7/2022 – Do You Need A Life Insurance Trust?

6/2/2022 – Why You Shouldn’t Judge An Illustration Based On The Illustrated Crediting Rates
What do you think the odds are of the dividend rate shown on an illustration remaining constant for the next 30 years? Practically zero! We know rates are going to change. In this session we are going to look at some of the things that can go wrong when you focus on the illustrated growth rate. 3/3/2022 – How Much Do I Need To Retire?
In this webinar I stray from the double play theme again. I want to address the question: “how much do I need to retire?” The answer is kind of easy. You can retire when you can replace your income. Now income needs in retirement is a nuanced subject and I will spend a little bit of time providing some guidance. However, the main thrust of this presentation is to show you an easy way to convert that income number into an amount of savings that is required to generate that income. 12/2/2021 – How to Calculate an Annualized Rate of Return
Do you know how to calculate your return on investment? I’m straying from The Double Play again this month to cover an important and fundamental concept: The Annualized Rate of Return. This is the proper way to account for all of the ups and downs in the market over time. This is important because many people (and institutions!) incorrectly use a simply average. 11/4/2021 – Using a Maximum Over-funded Policy for your Personal Financial Reserves

The stock market is too risky for cash you may need fast. 9/9/2021 – Debunk: “IUL Returns Don’t Capture Dividends of the Stocks in the Index”
As you are researching Indexed Universal Life you may notice that naysayers often state that: “IUL Returns Don’t Capture Dividends Of The Stocks In The Index”. In this session I’m going to show you why the people who say that don’t really understand how IUL policies work. I’m going to easily and clearly explain exactly how IULs work and how they calculate the interest crediting. I’m also going to explain why you shouldn’t compare the performance of an IUL to the underlying index… with or without dividends. Watch the YouTube Version
8/12/2021 – Should you choose a policy with Accelerated Living Benefits?
Policies with accelerated living benefits are pretty cool, right? They pay out a portion of the policy’s death benefit while you are alive if you suffer a critical or chronic illness. 3/4/2021 – Why Does UL/IUL Have Such a Bad Rap?
If you have spent any time at all researching Life Insurance and Real Estate Investing, you’ll find a strong bias towards Whole Life and a strong bias against Indexed Universal Life. 2/4/2021 – Don’t Make This Rookie Interest Rate Arbitrage Mistake!
In this webinar, I am going to discuss a common rookie mistake. Both newbie policy owners (and agents!) tend to get excited when they realize that the expected growth rate on an Indexed Universal Life policy is higher than the Policy Loan Rate. While this creates some amazing opportunities, some people look at it all wrong. This can lead to some misguided financial decisions. 8/20/2020 – How to Get the Most Cash Value in a Policy
Let’s face it, life insurance is not “the perfect” vehicle to put your money to work in two places at one time. It’s got fees and expenses that must be kept to a minimum so that you get the most cash value for every dollar of premium that you put into the policy. As you are thinking about getting a policy for The Double Play, you need to know that you are not wasting your money with a poorly-designed policy. You want to get the most “BANG” for your “BUCK”. The fees determine your “handicap”. Your money will be growing at a faster rate, but how long it takes to catch up to where you could be is directly related to how much cash you start with. 4/23/2020 – Get 3X the Income from the Same Amount of Savings!: Life Insurance as a Retirement Plan
In this session, I discuss Life Insurance Retirement Plans: using a cash value life insurance policy to generate tax-free retirement income.
Life Insurance Retirement Plans and The Double Play have a lot in common: both require a maximum over-funded life insurance policy and both leverage the power of a policy loan. The Double Play works by putting your money to work in two places at one time by leveraging the cash value of a life insurance policy. A Life Insurance Retirement Plan works by leveraging the cash value to generate tax-free income for retirement.
How much income can you get? Would you believe two to three times the after-tax net of what you can get out of a standard Ira or 401k with the same amount of money?

4/16/2020 – The #1 Costliest Mistake Most People Make When They Set Up a Policy
In this session I discuss the number one mistake that people make when they are starting up a policy. This policy design mistake can easily cost thousands of dollars.
I walk through an example of a fairly small policy illustration and show you how this mistake would cost this policy owner thousands of dollars in actual cash value as well as lost earnings potential. This doesn’t just impact Real Estate Investors leveraging their cash value. Life Insurance Retirement Plans (LIRP) are also based on maximum over funded life insurance policies. 3/19/2020 – Premium Financed Life Insurance: Flipping The Double Play on its Head
Premium financing flips The Double Play around. With premium financing, you are leveraging the bank’s money to purchase cash value life insurance. The loan is secured by the cash value of the policy. 3/12/2020 – Debunking the Common Myths About Life Insurance
If you have been led to believe that permanent, or whole life insurance, is a bad investment, one reason might be all of the common life insurance myths that persist and spread.
The thing is, not all life insurance policies are the same. A policy designed to maximize death benefit is going to have minimal cash value and high costs. But a policy designed for maximum cash value is going to have very low fees. And a max-funded life insurance policy is a very powerful financial tool that can generate 2-3 times the after-tax income of a similar-sized 401(k).
